Landed estate refinancing project

We acted for a landed estate in a £15million refinance of its Northumberland estate. With over 300 acres of agricultural land and over 50 residential properties to be included in the charge, it was an ‘all hands on deck’ approach to comply with the lender’s requirements and deliver an excellent service for our client.

The solution 

With assistance from our Private Client and Corporate teams, we had recently assisted with restructuring the Estate such that the ownership was transferred from individual trustees to corporate trustees, to streamline Estate management. This meant that the team already had a comprehensive understanding of the Estate’s ownership structure and property holdings.

We worked closely with our client to obtain the information required in order to satisfy the lender’s solicitor’s due diligence enquiries. Where necessary, we offered pragmatic and sensible solutions to navigate obstacles and comply with any additional requirements (including third-party consent and an existing loan redemption).

The impact 

Our client was able to use the borrowings to assist with the management of the Estate, carry out various development and conservation projects and invest in the local community.
